Acadia Homes Provides Insight on What to Look for In a New Home Warranty

 Decide if a Home Warranty is Right For You

It is a terrible inconvenience when an appliance breaks down, but it can also be a major expense costing hundreds of dollars you can’t afford. If you are purchasing a new home, a warranty offers peace of mind. Just imagine your furnace breaking down on a cold winter night, and you are told the repairs are over a thousand dollars. If you purchased home warranty insurance, a call to your service provider will get your furnace repaired or replaced.

Is Home Warranty Insurance Practical?

Once your home is a few years old, you may start experiencing repair issues. Appliances are expensive to repair or replace. A warranty contract covers stoves, refrigerators, microwaves, garbage disposals, air conditioning units, water heaters, furnaces, interior electrical, and interior plumbing (excluding fixtures). Considering the cost of repairs or replacements of home appliances, a home warranty insurance contract can be very practical. Replacing a furnace or air conditioning unit can cost as much as $12,000 for some models.

How Does A Warranty Work?

According to Home Warranty Reviews, if you have an appliance that breaks down, such as your washing machine or dishwasher, call the warranty company to arrange for an appointment with a professional technician. A service fee (handled as a deductible) applies to each repair call and can run between $60 and $100. There are a few home warranty companies that offer a zero deductible. It’s important to carefully research warranty companies before purchasing insurance. They are in business to make a profit, and would prefer to repair your appliance rather than replace them. A home warranty only covers the normal wear and tear of your appliances, and will not cover items that are not maintained properly. Another area of concern is “pre-existing defects or deficiencies” that are not covered by home warranty policies. It can take up to 30 days after move in for home warranty policies to go into effect. Be sure to ask questions before you sign to be sure all of the policy terms are acceptable to you. Take time to research several warranty companies just to be sure you understand what is covered, understand all contingencies, and that the terms and deductibles they require are acceptable.

There are 2 types of new home warranties that can help solidify a deal for home builders as well as covering the buyer! First look for Builders Warranties. These will normally cover the buyer for the first year if anything were to happen to the structure of the home. Next, look for the 2-10 home warranty. This premier warranty backs systems for two years and the structure for 10 years. As a new home owner you can’t really go wrong with either option. With that being said, buying a home warranty is the time when a small investment can pay off in a big way; so don’t overlook them!
