Acadia Homes Achieves High Marks for Selection of Elementary School Zones

apple and booksThe quality of local schools is a very important factor in any home search – and not just for parents. While it’s true that most parents want their child(ren) to attend a good school, it’s also a factor for those who DON’T have children – but will want to sell their home at some point in the future. According to a Trulia study in 2013, 63% of adults who live with children indicated that a neighborhood’s school district would be among one of the most important considerations when searching for a home. Press Release: Acadia Homes & Neighborhoods Debuts Two New Communities in Milton

Award-Winning Atlanta New Home Builder Makes Exciting Return to North Fulton City with Hawthorne Manor and Taylor Estates

Spacious and Open Interiors will be one of many Hallmarks of Homes in Taylor EstatesAtlanta, February 19, 2015 – As it continues to grow its influence on the Georgia housing market with the introduction of thoughtfully-inspired and widely varied new communities throughout Metro Atlanta, Acadia Homes & Neighborhoods is perhaps most excited about its return to the City of Milton. After receiving a warm reception to its Preserve at North Valley community in 2012, the inventory of executive homes was sold through in just two years. The award-winning new home builder feels confident that the response will be equally enthusiastic to Acadia’s two newest North Fulton communities – Hawthorne Manor and Taylor Estates.

Offering the prestige of a Milton address, the quiet of a suburban lifestyle, access to award-winning schools, and proximity to the world-class shopping and dining of the affluent Alpharetta area, Acadia’s Hawthorne Manor and Taylor Estates are both representative of an intimate enclave of executive homes. Hawthorne Manor – showcasing homes priced from the high $600,000’s – is an exclusive collection of just 12 homes, set back amidst the trees on scenic one acre lots that have been specially sited for each individual home. Boasting estate home designs, Hawthorne Manor features spacious floorplans with 10’ foot ceilings on the main level and luxury appointments throughout. Nearby, Taylor Estates offers eight stunning homes on picturesque one-acre lots – priced from the $500,000’s. Students living in either community will have the opportunity to attend Birmingham Falls Elementary, Northwestern Middle and Milton High Schools – all of which receive extremely high marks from GreatSchools.org.

Preserve at North Valley - Model Home“Homeowners in both communities will enjoy close proximity to Birmingham Highway and GA 400, making workday commutes to bustling Windward Parkway and Downtown Atlanta a relative breeze,” said Sam Bass, VP of Sales & Marketing for Acadia Homes. “They are also convenient to Northpoint Mall, Windward Parkway and the new Avalon shopping district, as well as the quaint antique shops of the charming historic Crabapple district. In addition to being a terrific family-friendly area, the cities of Milton and Alpharetta host wonderful community events. But if you were to ask me what my favorite thing might be about this area, it would have to be the stately equestrian estates and farms that serve as neighbors to Hawthorne Manor and Taylor Estates. There’s a beautiful rural quality here, peppered with mansions and majestic horses. Talk about at scenic route to work!”

Acadia Takes a Cue from the Gas Pumps at Liberty Crossing

As Activity Grows in Braselton, Atlanta New Home Builder Drops Prices in Popular Single Family Community

Liberty Crossing - Top Selling Community in Jackson County - Acadia Homes & Neighborhoods copyIt’s the talk of the town! Gas prices have fallen to levels not witnessed in years. In an effort to illustrate that “All About You” is so much more than a tagline, the folks at Acadia Homes & Neighborhoods are taking a cue from the gas pumps and are dropping the prices at one of their most popular single family new home communities – Liberty Crossing in Jackson County.

“Liberty Crossing has been one of the best selling communities in Jackson County for years,” explains Laura Mahon, Director of Marketing for Acadia Homes. “While we can’t run a flashback pricing promotion of this magnitude in all of our neighborhoods throughout Metro Atlanta, we wanted to launch it in a community where it would have real impact for couples and families – some of whom may be buying a home for the first time. Just as current gas prices are providing relief for countless families throughout the U.S., we wanted to provide a little relief of our own. Add to that the fact that Liberty Crossing already features some terrific inventory ready to sell, and a treasure trove of great home sites for home buyers who wish to build. Those who get in during the earlier stages of construction will have the added benefit of visiting our award-winning Design Gallery to select all of the elements that will make their home uniquely their own – from flooring and paint colors, to countertops and cabinets.”

Liberty Crossing is situated in Braselton – a historic small town with a progressive vision that is at the cusp of incredible growth. Within a few miles of the community, the Northeast Georgia Medical Center Braselton is set to open Spring 2015. The sprawling medical campus will boast a 100 bed hospital that will provide much-needed services to area residents including Heart & Vascular services, Orthopedics & Neurosciences, Cancer treatment, Surgery, Emergency services and more. Already established at the site is Medical Plaza 1, which houses an urgent care center, imaging center, endoscopy suite, outpatient lab and therapy services, and more than 20 physician offices. Braselton is also home to a charming downtown area with a great calendar of events, scoops of ice cream at the Mayfield Dairy Visitor’s Center, a number of major employers – such as Haverty’s and Carter’s, and the renowned Chateau Élan Winery & Resort. It’s location near I-85 makes it easy to hop on the interstate for a straight shot into Downtown Atlanta – with a stop off at the shops and restaurants of Mall of Georgia along the way.

Liberty Crossing has a lot to offer prospective homebuyers. In addition to a stunning array homes from Acadia’s Capitol Collection – exceedingly well-priced from the $190’s – Liberty Crossing also features an amenity center, complete with swimming pool, tennis courts, pavilion and playground. Active residents will appreciate the walking path in the community, as well as the neighborhood’s proximity to Mulberry Riverwalk – a 60-acre park with 7.5 miles of walking trails along the Mulberry River. Two-story single family floorplans in Liberty Crossing include the Albany, the Austin, the Columbia, the Olympia, the Providence,  the Raleigh, the Victoria and the Winchester. All floorplans range in size from 2,420 to 3,200 square feet and consist of 4 to 5 bedrooms and 2.5 to 3 bathrooms. Some homes feature special options such as gourmet kitchens, rocking chair front porches, Jack-and-Jill bathrooms, 3-car garages, options for 5th or 6th bedroom, extra garage storage, and more. Students living in Liberty Crossing attend West Jackson Intermediate, West Jackson Middle and Jackson County High Schools.

Acadia Spotlight: Neighborhood Sales Manager Frank Schmidt

Frank Schmidt - NSM at Acadia Homes' Bakers Farm in BraseltonAcadia Homes & Neighborhoods always welcomes the opportunity to shine a well-deserved spotlight on a team member who makes a real difference for our company – one home at a time. This month, we are proud to introduce our fans to Frank Schmidt – Neighborhood Sales Manager for Bakers Farm in Braselton. This native of the great state of Wisconsin has only been with Acadia for a handful of months, but he’s made quite an impact on the company and the community he serves in the short time he’s been here. Since joining the Acadia team in Summer 2014, Frank has demonstrated his solid skills in community marketing through webpage development and e-communications.

“Frank is one of our most tenacious sales managers to date,” explains Sam Bass, Acadia’s VP of Sales & Marketing. “He is continuously marketing and building relationships with real estate pros in the Metro Atlanta area in hopes of introducing them – and their clients – to the distinctive community he represents. He takes ownership of anything he starts and it shows in his management of Bakers Farm.  The neighborhood looks fantastic driving through as signage is easily read and followed.  Also, Frank takes professional grade photos that he uses to supplement his FMLS and GaMLS listings, as well as any communications he forwards to prospects and agents interested in this Braselton neighborhood.”

In a desire to escape the harsh Wisconsin winters, Frank and his wife, Evelyn were beckoned South by family to come live in Georgia. A 13-year veteran of the real estate industry, Frank had focused primarily on resale properties throughout his career and was eager to break into new construction. Shortly after meeting Sam Bass, Frank was invited to join Acadia Homes & Neighborhoods at the helm of one of our Jackson County communities. A handyman/home improvement guy at heart, Frank not only appreciates the craftsmanship of an Acadia home – he can also clearly convey it to home buyers.

“Acadia offers an excellent combination of quality, value and great locations,” says Frank. “Bakers Farm is a unique community in that all of the homes are ranches – which are highly sought after in this market. Whereas something may be an upgrade in another builder’s community, there are a lot of terrific standard features already in place at Bakers Farm – which is really amazing for homes with a price point of the mid $200,000’s. It’s really fun to help people find that fit between a great home and their lifestyle. Many of the home buyers I’ve had the pleasure of serving are seeking that ‘forever home’. With five different floorplans and the choice of either slab or basement lot, we can find the home that meets their square footage needs and budget. Of course, with only 20 lots remaining, interested buyers will want to hurry in before the choices are more limited.”

Bakers Farm Model Home - Exterior - Never the Rock PhotographyA true tribute to Southern Hospitality, this sidewalk community is moments from Braselton’s charming historic district, the ever-popular ice cream counter at Mayfield Dairy, Mulberry River Walk – a 60-acre park with 7.5 miles of walking trails along the Mulberry River, and Chateau Élan – a world-class resort and winery that echoes the style of a 16th century French chateau.  Its proximity to I-85 gives homeowners a straight shot to the Mall of Georgia and Downtown Atlanta to the South and the beautiful Blue Ridge Mountains to the North. Bakers Farm offers its residents a large clubhouse for gatherings, as well as pool, tennis courts, putting green and children’s playground. Home exteriors boast rocking chair front porches, brick and stone accents, large home sites, and professionally realized landscape designs. Interiors are ideally executed for daily family life with spacious living spaces; sprawling master retreats; exquisitely appointed gourmet kitchens with maple cabinets, granite countertops and stainless steel appliances; and special touches throughout such as crown molding, hardwood floors and oak stair treads.

To see Bakers Farm and meet Frank firsthand, travel north on I-85 to Exit 126, (Chateau Elan, Highway 211). Turn left on Highway 211. Go 1 mile and turn right on Liberty Church Road. Travel 1 mile, Bakers Farm is located on the right. The sales office is open Sundays from noon to 6 p.m., Mondays from 1 to 6 p.m., and Tuesdays through Saturdays from 11 a.m. to 6 p.m.  To schedule a personal tour outside of regular office hours, call Frank at 404.788.7392. If you’d like to learn more about the community, view available homes and peruse the floorplans before your visit, please visit Bakers Farm online.

When he’s not manning the sales office at Bakers Farm, Frank can be found tackling a home improvement project, bowling, cooking with his wife or visiting his three adult children and two grandsons – who live in Wisconsin and Ohio. Frank and Evelyn Schmidt are proud members of New Life Church in Canton.

Atlanta New Home Builder Lifts the Curtain on The Sinclair Floorplan, Professionally Merchandised by Angela Cain Interiors

Bakers Farm Model Home - Master Bedroom - Never the Rock Photography Atlanta, January 28, 2015 – As the first month of the New Year winds to a close, Acadia Homes & Neighborhoods is raising the curtain on its first new model home of 2015:  The Sinclair at Bakers Farm. Located in Braselton – a stone’s throw from world-class resort and winery, Chateau Élan – Bakers Farm offers its residents beautiful homes, resort-inspired amenities, and close proximity to I-85 for ease of commute into Downtown Atlanta. The Sinclair – a one-and-a-half story floorplan that is exclusive to only three Acadia communities throughout Metro Atlanta – showcases all of the promise that many Acadia homes present to prospective homebuyers… affordable luxury. Professionally merchandised by Atlanta designer, Angela Cain of Angela Cain Interiors, the new model home at Bakers Farm is a celebration of tranquility and comfort with soft palettes of blues and greens blended with bold pops of color, built-in bookcases, and “real life”-friendly furniture choices.

Bakers Farm Model Home - Kitchen and Family Room - Never the Rock Photography“This was my first model home design for Acadia Homes & Neighborhoods and I am thrilled with the end-result,” said Cain. “Although Bakers Farm attracts a broad audience, the abundance of ranch floorplans throughout the community is particularly alluring to empty nesters. Therefore, I felt comfortable putting a more sophisticated spin on the color palette and design, while remaining on the cutting edge with some of my choices in order to appeal to a wide variety of guests who will be touring the model home. Furniture selections throughout the home are timeless and casual so visitors can actually envision themselves living there.”

Bakers Farm Model Home - Dining Room - Never the Rock PhotographyThe Sinclair – available at Bakers Farm, as well as Covenant Place in Powder Springs and McKinley Crossing in Gainesville – features four bedrooms and 3.5 bathrooms. While most of the living spaces – including the sprawling owner’s suite, spacious family room, open gourmet kitchen, formal dining room, study and two secondary bedrooms – are all located on the main level, the second level boasts a fourth bedroom, full bath, expansive bonus room and finished storage area. Cain elected to design the upstairs to reflect a spacious teen suite, and a secondary bedroom on the main level as a craft space inspired by travel and scrapbooking to illustrate the flexibility of an Acadia Homes’ floorplan.

“Acadia Homes & Neighborhoods is a wonderful builder,” insisted Cain, whose next project will be Acadia’s model home at Sterling on the Lake in Flowery Branch. “Not only are they a joy to work with, they create a top-notch product. A lot of thought goes into their floorplan designs – right down to all of the little details. They really want to give the buyer something they’ll love for a long time. Quality of construction and attention to detail are definitely there – which is rare for a volume builder. As for Bakers Farm, the location is wonderful – really peaceful with a terrific looking clubhouse and exceptional amenities package. It’s an excellent value at that price point.”

“Although the community is not age-restricted, the fact that it boasts a number of ranch floor plans makes it highly desirable for empty-nesters,” explains Cain – who used that audience for her design inspiration. “The overall design of the model home comprises a color palette that is restful, clean, sophisticated and inviting. The furnishings are casual and largely solid with punches of color for greater impact. We took a cue from the latest trends, but soften them to appeal to a wider audience.”

Press Release: Sutton Park Serves as Exciting First Step in New Direction for Acadia Homes & Neighborhoods in 2015

Atlanta New Home Builder Looks to Develop a Number of Luxury Townhome Communities in New Year, Beginning with Intimate Enclave of 25 Homes Off of Prestigious Paces Ferry

kirkwoodgreen-living2Atlanta, January 6, 2015 – Shortly after first arriving on the Atlanta home building scene in 2010, Acadia Homes & Neighborhoods flexed its visionary development muscle in a number of ways: suburban single family home communities, active adult communities, and urban townhome communities. Met with rave reviews on all fronts, the new home builder changed its focus slightly for 2014 – concentrating mainly on its “meat-and-potatoes” single family efforts throughout Metro Atlanta, growing to an astounding 25 communities by year’s end. Looking ahead to 2015 – backed by a solid track record of success at its City Park Townhomes and Sutherland Corners properties in the past – Acadia Homes & Neighborhoods broadens its vision once again to include more townhome communities. Sutton Park in the popular Smyrna-Vinings area of Atlanta serves as a stunning encore to Acadia’s nod to the urban lifestyle for the New Year.

“Single family home communities continue to reign supreme in the Atlanta area,” explains Michael Rosenberg, Chief Operating Officer for Acadia Homes & Neighborhoods. “However, we are seeing a growing trend toward walkable communities in urban areas and have been receiving more requests for our luxury townhome product. We did offer detached townhomes in 2014 at our Kirkwood Green community near Little Five Points and Virginia-Highland – which continues to be very well-received, but for 2015 – we plan to devote greater concentration to traditional townhome communities. Sutton Park serves as a terrific introduction to this notion, followed shortly thereafter by another exciting new community near the historic Decatur Square and Decatur Farmer’s Market.”

Priced from the $300,000’s, Sutton Park is ideally located near Paces Ferry Road and Spring Hill Parkway in unincorporated Cobb County. This rapidly rising townhome community offers its homeowners the prestige of an Atlanta address with the benefits of low county taxes and an easy commute to Downtown Atlanta. Within minutes of all that Smyrna has to offer its citizens, residents of Sutton Park will be afforded the opportunity to enjoy outings to a number of delightful parks nearby, as well as the charming shops and restaurants of Vinings Jubilee, West Village, and Smyrna Market Village. The City of Smyrna plays host to a regularly rotating calendar of events that includes the Spring & Fall Jonquil Festivals, Smyrna Fresh Produce Market, Food Truck Tuesdays, Summer Concert Series, Taste of Smyrna, and much more.

kirkwoodgreen-living“While our location, accessibility to key destinations, and value sets Sutton Park apart from other communities in the area, it’s perhaps equally compelling that our quality of construction, attention to detail and willingness to listen to our buyers sets Acadia Homes & Neighborhoods apart from other builders in Atlanta,” insists Tim Parker, Neighborhood Sales Manager for Sutton Park. “Our floorplans are designed for living and entertaining. The homes at Sutton Park include hardwood floors, oak tread staircases and fireplaces as standard features which are typically upgrades with other builders, and the exteriors of our homes are built to last with 3-sides brick and 100% Hardie plank finishes. Our proximity to fine dining, superb shopping and entertainment including the Cobb Energy Center and  the new Braves stadium offer an in town lifestyle  without the in-town price.  At Sutton Park you get the best of both worlds – plus a great tax rate!”

Parker feels certain that Sutton Park will appeal to a broad range of home buyers thanks in part to its convenience and affordability. Having lived and worked in the area for nearly 20 years, he welcomes the chance to introduce new home buyers to all that Smyrna-Vinings has to offer as they work together to create the townhome of their dreams. Home buyers in Sutton Park will have an opportunity to choose all of their interior finishes at Acadia’s award-winning Design Gallery in Atlanta – an interactive showroom where they can select everything from carpet and countertops to lighting and bathroom tile. To schedule a tour of Sutton Park with Tim Parker or his assistant – Simone Mills – agents and home buyers are invited to call 404.304.1304 or visit the sales office at 3131 Boldmere Trail in Atlanta, which is open Sunday from 12pm-6pm, Monday from 1pm-6pm, and Tuesday-Saturday from 11am-6pm.  For more information about Sutton Park, prospective home buyers are encouraged to visit www.acadiahomes.com/communities/sutton-park.
